You can also build a single storey side extension of up to half the width of the original property. In addition, you may be able to add a two-storey rear extension of up to three metres in length. However, it is worth checking with the LPA first.

You should also note that the measurements refer to extending the property beyond either its original dimensions when built or as they stood on 1st July 1948. If there is a previous extension, you may need to apply for planning permission.  

For larger single-story rear extensions, up to eight metres on a detached property and six metres otherwise, you will need to provide ‘prior notification’.

They may require homeowners looking for large extensions to notify their boundary neighbours. If there are no objections, or the LPA dismisses any objections, you can press on with the work. 

What is Not Allowed Through Permitted Development in Leicester?

Leicester’s LPA can remove permitted development rights in certain circumstances. For example, if you live in a conservation area, you might not be able to extend using PD. In Leicester, these areas include Stoneygate, Evington and Humberstone. 

Further afield, across Leicestershire there are conservation areas in parts of Ashby-de-la-Zouch, Coalville, Market Harborough and more. If you live in a conservation area, you should contact Leicester City Council or Leicestershire County Council for guidance. 

Councils can also restrict permitted development rights in world heritage sites, national parks and areas of outstanding natural beauty.
